Crashing going between Coastal Highway and Pleasant Valley

I have been experiencing a lot of crashes trying to travel from the Coastal Highway to Pleasant Valley. It typically freezes (unrecoverable) or crashes in the loading screen. When I do make it to Pleasant Valley, the game is unstable and may crash at any moment, and will crash if I try and equip the hunting rifle. Once I get to a spot to rest and save the game these issues go away until I cross over and try to travel back.
